$中国金茂(00817.HK) 最近沸沸扬扬的深圳龙华退房真是个悲哀的事情。业主有错吗，有。开盘当时各种信息基本是明牌，大家都知道这个房子性价比超低，对于能买千万豪宅的人来说这点信息鉴别能力还是有的。半年后跟负责融资相关的金茂朋友吃饭时了解到半年了才出了不足 100 套，一星期 151 套也是个粉饰后的数据。当时业主为什么冲上去买呢？趋势、热钱、判断、头脑发热、营销等因素掺杂下来的结果。房企有错吗，有。拍地时也是头脑发热注定了项目的悲剧、承诺的学位没有落实被抓住把柄。
现在房企进退两难，特别是在$中国恒大(03333.HK) 和地产行业遭遇困难时似乎怎么做都是错的。经此一役后，行业应该是回归理性了。
