According to the Shanghai Securities Journal, citing the latest report released by the China Index Academy titled "Calculation of Housing Demand Space in the 14th Five-Year Plan (2026-2030)," it is predicted that in the next five years, although the peak of the new housing market has passed, the annual increase in urban population nationwide remains substantial. The high-energy cities with continuous population inflow still have potential, with the total urban housing demand in the country estimated to be approximately 4.98 billion square meters.

The report indicates that from the perspective of total housing demand corresponding to housing supply, in addition to market-oriented commercial housing, affordable housing and the sale of non-owner-occupied properties by multiple homeowners will also absorb part of the incremental demand. Based on a conversion rate of 70% to 80%, the annual sales area of newly built commercial housing is expected to be between 700 million and 800 million square meters over the next five years.

The report also states that this year's new housing sales scale has dropped to a central level, but the current housing demand characteristics have shifted from being driven by "rigid demand" to being dominated by "improvement" needs. Compared to first-time homebuyers, the purchasing decisions of those with improvement needs are more easily influenced by income expectations and market prospects. In the short term, there is still some pressure on real estate sales volume and prices, but as market inventory gradually decreases and social expectations recover, the real estate market is expected to gradually emerge from the downturn in the later stages of the 14th Five-Year Plan
